본 수업은 부동산과 사회 및 경제 현상들이 서로 간에 미치는 영향을 파악하고 이해함으로써 부동산의 사회경제적 효과를 이해하는 것을 목적으로 한다. 이를 위하여 본 수업에서는 우리생활과 밀접한 관계를 지닌 주택, 대출, 상업용 부동산, 그리고 개발사업 등이 수반하는 다양한 사회경제적 문제들을 학습하며 이로부터 학생들은 정주공간이자 부의 기반이기도 한 부동산이 지닌 복합적인 속성을 이해하게 된다.

This course is a prerequisite to all senior courses in real estate. It introduces the student to the nature of real estate and the principles of real estate analysis and utilization. Subjects include the real estate commodity and real property; the legal instruments involved in real property transactions; market analysis and the determinants of real estate values; the appraisal process and valuation techniques; investment and financial analysis; public aspects of real estate planning and land utilization; and technological impacts such as the Internet.

부동산 사법은 '부동산과 관련한 개인과 개인의 법률 관계를 규율하는 법'에 학습하는 과목이다. 그중에서도 민법과 물권법을 중심으로 학습한다. 민법은 법적 사고주의 기초로서 권리주체, 객체 및 법률관계를 중심으로 배우고, 물권법에서는 물권에 관한 권리변동으로 일어나는 모든 법적관계를 이해하여 부동산 실무의 기초능력을 배운다.

The main content of the lecture is to focus on civil law and the law of Reality. Civil law is learned on the basis of legal thoughtism around rights subjects, objects and legal relationships. The law of Reality learns the basic skills of real estate practice by understanding all legal relationships arising from the change of rights.

부동산의 중개와 관련된 마케팅 활동과 관련법규에 관하여 학습하는 과목이다. 주요내용으로 마케팅에 기초한 영업기법이 논의되며 리스팅, 매매당사자와의 협상, 계약서 작성 등과 더불어 부동산중개업법, 민법상의 계약 관련규정, 부동산중개계약과 관련한 내용을 다룬다. 또한 부동산시장 유형에 따른 중개기술과 중개업경영기법을 배운다.

Real Estate Brokerage is a subject that learns about marketing activities related to real estate brokerage and related laws. The main content of the class includes 1) marketing-based sales techniques and listening, negotiation of traders, and preparation of contracts, 2) the Real Estate Arbitration Act, the provisions related to contracts under the Civil Law, and real estate brokerage contracts. They also learn brokerage techniques and brokerage management techniques according to the type of real estate market.

주택보급율 100%시대를 맞아 우리나라의 주택분야도 건설보다는 관리의 중요성으로 관심이 변화되고 있다. 특히 80년대 이후부터 급격히 증가한 고층아파트의 유지관리는 사회적 문제로 떠오르고 있지만 아직 체계적인 주책관리가 이루어지지 못하는 실정이다. 주택의 설계, 건축, 하자, 유지관리, 장기수선계획수립 및 시행 등의 문제점을 파악하여 재고주택의 활성화를 기대할 수 있는 주택관리의 이론적 접근과 실무의 각 분야를 강의한다.

With the housing supply rate exceeding 100 percent, the importance of housing management is increasing rather than housing building construction. Especially since the late 1980s, the number of high-rise apartments has been increasing rapidly and there are many maintenance problems. However, systematic housing management has yet to be achieved. The housing management lecture learns the theoretical approach and practice of housing management by identifying problems such as designing, building, deficiencies, maintenance, long-term repair planning and implementation of housing.

토지는 자연적인 산물이지만 그 특성상 사회성과 공공성이 있으므로 공공복리를 위해서는 소유권에 많은 제한과 규제를 하게 된다. 따라서 행정법의 이론을 중심으로 하여 토지와 관련된 공법적 규제가 구체적으로 망라된 법률이 연구의 주된 대상이다. 개별적인 토지관련법규의 목적과 내용을 익힘과 동시에 이들 개별법률간의 관계와 정책적 효과 등을 다루게 된다.

This course covers the theory and techniques of appraising residential real estate by examining the principles of appraising, the appraisal process, and standards of performance. Elements of the Freddie Mac and Fannie Mae Uniform Residential Appraisal Report will be treated. The residential sales comparison, cost, and gross income capitalization approaches to valuing residential properties are presented. Methods of collecting and analyzing primary and secondary data from a variety of sources such as the internet are presented and used in preparing a demonstration appraisal report. The student is prepared to challenge beginning professional designation examinations.

The focus of this course is on the market valuation of income producing real estate stressing the market, cost, and income approaches to value. Of importance is the evolving relevance of real estate valuation information to corporate financial reporting and the needs and functions of corporate and investment fiduciaries. Both normative and actual models of valuation are presented and contrasted. Sources of appraisal error and bias are also examined.

The goal is to understand the basic logic of policy science and the means and effects of government intervention to solve land problems for the second year students in the real estate department. In the course of policy, the course examines the theory of setting goals, selecting policy means, and evaluating policy effects. In addition, students will study the effects of land views, systems on land ownership and use, and regulatory policies. Students increase the ability to anticipate future real estate activities and adaptability to market changes through understanding land problems and policy measures to solve them.

This class discusses the estimation of cash flows and profits for residential real estate, commercial real estate, development financing, and derivatives related to real estate. Specifically, under a reasonable assumption, students will learn how to construct a financial model for estimating cash flows in mortgage loans, offices, retail real estate, industrial real estate, and home sales projects, and finally understand the process of calculating the expected rate of return of them. Through this class, students will learn essential and efficient knowledge related to real estate finance.

This class aims to discuss reasonable investment analysis techniques based on risk-return relationships for various real estate investment assets. To do so, a financial model for the application of major investment-related theories such as Capital Asset Pricing Model, portfolio theory, and option pricing theory for stocks, bonds, and real estate assets will be constructed, and based on these results, within each target asset, students will understand the process of determining the return on risk in detail. Through this class, students will learn essential investment techniques for each real estate asset.

Topics include market delineation, the analysis of supply and demand, rent and sales price, housing, retail space, office and industrial space, hotels and lodging, local governments and tax environment. The objective of the class is to understand and practice cadastral surveying as a required subject to acquire the cadastral engineer's certificate. Cadastral surveying helps us understand how to investigate and determine the boundaries and areas of parcels. The contents of the practice improve the ability to understand accurate survey points, cadastral maps, how to use survey tools, and measure areas in order to determine the boundary and location of the target land.

It examines building economy through review of design, construction, and analysis procedures such as the site suitability analysis, cost engineering, and life cycle-costing. The course considers the impact of technology and virtual economic arrangements on the form and design of physical structures and the function of changing technical and economic activities on space needs. Traditional and technical databases and resources such as the Internet are incorporated.

A subject that explores the meaning of housing in the original aspect of real estate, and learns the theory of housing in the social/cultural/economic aspect that appears based on housing. Learn the theories of housing demand, housing choice, residential right, residential diversity, shared housing, and sustainability of housing, and learn the concepts of residential environment. 부동산 거래를 안전하게 완결 짓기 위해 필요한 부동산권리의 내용과 관계를 이해하는데 목적을 둔다. 부동산권리의 종류와 우선 순위, 부동산등기법과 등기부등본, 주의해야 할 부동산 권리, 주택과 상가 등 자산 유형에 따른 권리분석, 경매와 배당분석, 권원보험을 학습한다. 학생은 등기부등본을 통해 부동산의 권리관계를 조사, 확인한 후 그 내용을 타인에게 설명할 수 있다.

The course’s objective is to help students understand property rights and their relationships so that they can close a property deal in a safe manner. Topics include types of property rights, the priority of registered interests, Act on the registration of real estate, real estate register, cautions about property rights, the analysis of housing and retail property rights, property auction and dividend analysis, and title insurance. Students can analyze the real estate register proposed, and communicate with students from different fields about their findings.

본 교과목은 주택, 상업용 부동산, 그리고 개발금융 등의 실물 부동산을 자본시장과 연계시킨 부동산 유동화 상품들과 관련 이슈들에 대하여 다룬다. 이를 위하여, MBS, CMOs, 리츠, 부동산펀드 등의 현금흐름 및 위험대비 수익을 추정하는 방법을 학습한다. 또한, 심화과정으로서 이 상품들에 자본구조이론, 포트폴리오이론, 옵션가격결정이론 등을 적용하는 기법을 익히게 되며 이를 통하여 부동산 증권상품의 투자와 관련된 의사결정 방법을 학습하게 된다.

This class deals with real estate securitization products and related issues that link real estate such as residential real estate, commercial real estate, and development finance with the capital market. To this end, students will learn how to estimate cash flow and risk-to-risk returns such as MBS, CMOs, REITs, and real estate funds. In addition, as a advanced chapter, students will learn techniques to apply capital structure theory, portfolio theory, and option pricing theory to these products. Through this, students will learn how to make decisions related to investment in real estate securities products.

기술의 발전과 부동산이 상호 어떠한 영향을 미치는지 이해하는 것이 본 과목의 목적이다. 부동산의 이용 행태가 기술 진보에 따라 어떻게 바뀌고 있고, 또한 새로운 기술이 부동산 산업에 어떻게 응용되고 있는지 학습한다. AI 개념과 부동산 산업에서의 응용, 빅데이터와 부동산, 기계학습 및 딥러닝(deep learning)을 다룬다. 학생들은 기계학습 앨고리듬을 활용한 간단한 프로그램을 작성할 수 있고, AI 기술이 부동산 산업을 어떻게 변모시키고 있는지 설명할 수 있다.

This course focuses on interaction between technological advances and real estate, both how the use of real estate is affected by technological developments, and the ways emerging technologies are utilized in the operation of real estate. Topics will include AI concept and applications in real estate, the emergence of big data in real estate, basic algorithms of machine learning and deep learning. Students will be able to write small meaningful programs that employ the machine learning algorithms, and explain to students from different fields how the AI technology is changing the landscape of real estate.
